A home inspection is $375. For homes 2,500 sq ft and over, we add $0.08 for each square foot above 2,500. For example, a 3,000 sq ft home is $375 plus 500 x $0.08, or $415. We provide clear, upfront pricing so you know exactly what to expect before we begin.
Alongside our home inspections, we offer Radon Testing ($150) and Water Testing in three packages: Basic Coliform ($75), Mortgage Package ($150), and our Residential Water Testing Package ($260).
Yes. We are New York State licensed home inspectors, and we operate in full compliance with New York State requirements. You can count on inspections that meet the standards expected throughout the state.
We evaluate the home's major systems and visible components, including the roof, exterior, foundation, electrical, plumbing, HVAC, attic, insulation, and interior.
Inspections are visual and non-invasive. We do not open walls or perform destructive testing. Specialty services such as radon and water testing are offered separately so you can add exactly what you need.
Most inspections take 2-3 hours, depending on the size, age, and condition of the property.
